South Australian law requires smoke alarms complying with Australian Standard AS 3786 in every home, positioned so that people asleep in bedrooms get reasonable warning. What type of alarm a property needs depends on when it was approved for building and on whether the title has changed hands. We install, test and maintain smoke alarm systems that keep a property compliant, and each job is planned for full coverage with clean cable runs and minimal disruption.

The rules turn on three dates rather than one. A home approved for building on or after 1 January 1995 needs mains-powered alarms with battery backup, unless the dwelling is not connected to mains power. A new dwelling approved from 1 May 2014, and an extension approved from that date that needs more than one alarm, must have those alarms interconnected so that one alarm detecting smoke sounds them all. And when the title to a home is transferred, the new owner has six months from the date of transfer to make sure the dwelling has either mains-powered alarms or alarms powered by 10 year life, non-replaceable, non-removable, permanently connected batteries.
For sales we work with conveyancers and agents so the alarms are dealt with rather than left to the six month clock after settlement.
A home approved before 1 January 1995 whose title has not moved since February 1998 needs at least a working AS 3786 alarm with a replaceable battery, so a battery alarm is not automatically non-compliant here. What does fail is a replaceable-battery alarm left in place after a purchase, an alarm past its service life, or an alarm positioned where it will not wake anyone. We supply and install photoelectric alarms complying with AS 3786. South Australia accepts both photoelectric and ionisation alarms, but the SA Metropolitan Fire Service recommends photoelectric because they respond faster to smouldering fires, the type most often involved in fatal house fires.
For landlords and property managers we inspect the existing alarms, test interconnection and battery backup where they are fitted, replace any alarm past its 10 year service life, and add alarms where the coverage falls short. You get a written record of every alarm we install, its location, its model and its replacement date, which is what a property manager and an insurer will ask for. What are the smoke alarm requirements in SA?
Every South Australian home must have one or more smoke alarms complying with Australian Standard AS 3786, positioned to give people asleep in bedrooms reasonable warning. Beyond that it depends on the property. A home approved for building on or after 1 January 1995 needs mains-powered alarms unless it has no mains supply. A new dwelling approved from 1 May 2014 needs its alarms interconnected. And within six months of a title transfer, a home must have either mains-powered alarms or 10 year sealed battery alarms. There is no separate South Australian rule that bites simply because a home is being leased. We can assess your property and tell you which of these applies.
How much does it cost to install hardwired smoke alarms?
The cost depends on how many alarms are needed, whether they are hardwired or sealed lithium units, and how hard the cabling is to run. We quote each home after assessing it rather than publish a figure, and the quote is free.
Do I have to upgrade my smoke alarms before I sell my house?
Not as a legal duty on you as the seller. In South Australia the obligation lands on the new owner, who has six months from the date the title transfers to fit mains-powered alarms or 10 year sealed battery alarms. Sorting the alarms before you list is still worth doing, because a building inspector will note missing, expired or non-working alarms and buyers use inspection findings in negotiation. If your home was approved for building from 1 January 1995 and still has battery alarms, that is a gap on your watch rather than the buyer's.
How often should smoke alarms be tested?
Test your smoke alarms monthly by pressing the test button. Alarms should be professionally serviced annually. The entire alarm unit should be replaced every 10 years, as sensors degrade over time even if the alarm still appears to work.
Do my smoke alarms have to be interconnected?
Only where the building approval required it. Interconnection has been required in South Australia for new class 1 dwellings approved from 1 May 2014, within sole-occupancy units of class 2 and 3 buildings, and for extensions approved from that date that need more than one alarm. Selling or leasing an older home does not trigger an interconnection requirement. The fire service still recommends interconnected alarms in any home, and modern alarms can interconnect wirelessly, so retrofitting no longer means running cable through every ceiling.
